Istisu Thermal Resort

Located at 2,300 meters above sea level in the Kalbajar mountains, the Mountain Resort is a 144-room hotel and wellness destination integrating hospitality, leisure, and medical spa functions. Facilities include restaurants, lounges, cinema, multi-purpose and games rooms, bowling, and personal services, alongside a thermal-medical SPA with pools, saunas, Turkish baths, and treatment areas supplied by nearby Istisu springs. Ten private villas with dedicated spa amenities and discreet staff accommodations complete the complex.

The masterplan prioritizes environmental integration, reusing the footprint of a former Soviet sanatorium and following existing roads to minimize landscape impact. An organic design language shapes both the layout and architecture: the hotel’s asymmetrical profile echoes the surrounding mountains, villas ensure privacy and valley views, and staff housing is naturally screened. Materials such as wood and stone reinterpret traditional alpine construction through contemporary technologies.
